Google Ads Management for Real Estate Agents
Cheap clicks, slow decisions and strict targeting rules. I set up real estate accounts around all three.
What I handle
- Separate seller and buyer campaigns, because a listing is worth far more than a buyer inquiry
- Targeting that complies with Google's US housing ad restrictions
- Landing pages built around a home valuation or a specific search, not a generic homepage
- Lead tracking that follows the lead past the form, to appointment and closing
- A monthly review of lead quality, search terms and budget split
What the numbers look like
| Metric | Median |
|---|---|
| Cost per click | $3.22 |
| Click-through rate | 7.61% |
| Conversion rate | 3.70% |
| Cost per lead | $102.51 |

Housing ads have targeting restrictions in the US
Google treats ads for homes for sale or rent as housing ads. In the US and Canada those ads cannot target or exclude people by age, gender, marital status, parental status or ZIP code. Location targeting has to use cities, states or a radius instead of ZIP codes.
I set accounts up within those rules from the start, so ads do not get limited or disapproved after launch.
Seller leads first
Searches like what is my home worth or sell my house come from people who may list soon, and a listing is worth much more than a buyer inquiry. I usually give seller campaigns the larger share of budget and their own valuation landing page.
Searches I block from day one
Real estate keywords attract a lot of people who will never become clients:
- real estate license, real estate school, exam, agent salary
- jobs, hiring, broker careers
- rent, apartments for rent (unless you handle rentals)
- how to, diy, fsbo guides
How I work and what it costs
I work by the hour at $50, with no retainer and no percentage of ad spend. We start with one hour on Zoom going through your account, or your plan if you are not running ads yet. Then I set up or fix the campaigns and tracking, and after that most accounts need one hour a month to review search terms, leads and budget.
You keep ownership of the Google Ads account and all the data. If you want to run it yourself later, everything is set up so you can.
